How much is my home worth?

There is an exact science involved in determining what your home is worth…

 

Many websites and agents will tell you that they can determine exactly what your home is worth, even sight unseen, just by filling out a few simple forms. In reality, you home is really worth only what another buyer is willing to pay for it.

 

I don’t like to lead you down a slippery slope of making you believe that your home is worth more than it is (although many agents will do that to get you to sign a contract) Please see the I Sell Homes page to find out why that is wrong (quick hint, your home won’t sell, your contract will expire and you will be calling me to sell it…)

 

I will give you my best estimate, based on market conditions, local inventory (competing homes), recent sale prices and financing as to what your home is worth and what it will cost you to sell. No misrepresentation, just the professional opinion of someone who buys and sells homes on a daily basis.

 

I feel confident to tell you that sometimes I am wrong about the value, sometimes it is worth more, sometimes less. Want to know why?

 

Because each buyer is different and Sally Buyer will be willing to pay you $600,000 dollars for your home, But Jim Buyer will only pay $585,000 dollars. The market is the market is the market. I don’t make the market, but I do try and bring you more Sally Buyers than Jim Buyers. I do this by using a Customized Marketing Approach for your home. Each home is different  and thus each needs a different plan to get it sold for top dollar.

 

My estimates are usually very close, if not I will tell you, not misrepresent and make excuses. With that data you can then decide what the best approach is to getting your home sold. Do you sell? Do you rent and buy another? Sometimes that makes the most sense. The decision is up to you but I can give you the real world scenarios that are available.

 

If it doesn’t make financial sense to sell, I will tell you, because I want to take care of your real estate needs in the future, not just try and get this one transaction.
